FAQ For Agents
What hours is my TC available to answer questions?
Monday - Friday, 8:30 am - 5:00 pm local time.
What does Open The File mean?
- Your TC will coordinate the opening of the file and handle all documents securely.
- An introduction email will be sent providing a timeline of deadlines with a copy of the executed contract to the co-op agent, buyer/seller, lender, and title company as needed.
- Send/request disclosure packages and ensure all documents are signed by designated parties.
Will you process my file the day I submit it?
If your contract is submitted on or before 4:00 pm local time, our team will send out the Welcome email to all parties and begin processing. If submitted after 4:00 pm, we will process the following business day.
Can my TC draft contracts and/or addenda on my behalf?
Our TC’s do not draft contracts or addenda.
Do I have to submit a new contract form if my listing is already being managed by The Option?
Yes. This allows us to gather all of the new information for the purchase including contingency dates, other parties to the contract, etc.
What is the timing for being billed by The Option?
- Listing Input $150 is billed when the form is submitted to The Option.
- Listing management is billed for the first $150 (input fee) at time of form submission and the remainder is billed when the listing goes live in the MLS.
- Contract to Close is billed within 48 hours of the file closing confirmation that comes from title/escrow.
